First Half of 2012 Market Summary for Cambridge, MA

The number of sales of residential property (condominiums, single families, and multi-families) in Cambridge increased 8.5% in the first half of 2012, compared to the first half of 2011.

There were 420 sales in the first half of 2012 compared to 387 sales in the first half of 2011. Total market volume increased by7.6%. The first half of 2012 total volume was $258,414,864 compared to the first half of 2011 volume of $240,084,696.

The average sale price decreased by .83%. The average sale price in the first half of 2012 was $615,273 compared to $620,374 in the first half of 2011.

The median sale price increased by .5%. The median sale price in the first half of 2012 was $475,000 compared to $472,500 in the first half of 2011.

The lowest sale price was $204,750. The highest sale price was $3,740,000.

At the end of the first half of 2012, inventory was down 40% from the first half of 2011. On June
30, 2012, there were 205 units on the market. On June 30, 2011, there were 339 units on the market.
