Somerville values increased significantly. The average sale price increased by 16.9%, and the median sale price increased by 14.75% compared to 2014. In contrast to the Cambridge market, Somerville market volume increased by 6%.

The number of sales of residential properties (condominiums, single families, and multi-families) in Somerville decreased by 9.3% in 2015 compared to 2014. There were 643 sales in 2015, compared to 709 sales in 2014.

Total market volume increased by 6%. 2015 total volume was $445,771,978, compared to 2014 volume of $420,446,252.

The average sale price increased by 16.9%. The average sale price in 2015 was $693,269, compared to $593,013 in 2014.

The median sale price increased by 14.75%. The median sale price in 2015 was $630,000, compared to $549,000 in 2014.

The lowest sale price was $209,000. The highest sale price was $2,225,000.

At the end of 2015, inventory was up 163% from 2014. On December 31, 2015, there were 50 units on the market. On December 31, 2014, there were 19 units on the market.
