Cambridge: 2018 Market

Residential real estate values INCREASED in Cambridge in 2018 relative to 2017. The average sale price INCREASED by 8.17%, and the median sale price INCREASED by 7.54%.


Several metrics indicate that the balance of supply and demand is changing. The average sale-to-list price is 2% less than in 2017, and average number of days on market has increased by 2 days. Inventory at the end of the year has increased from 30 units to 48 units.

Somerville, Massachusetts2018 Market Summary

 

Residential real estate values INCREASED in Somerville in 2018 relative to 2017. The average sale price INCREASED by 10.93%, and the median sale price INCREASED by 12.24%.

The biggest change in the Somerville market in 2018 was the significant growth in market volume. Dollar volume increased 19.96%. Somerville's real estate market is undergoing a transformation because of many new construction luxury condo developments.

Inventory has increased significantly at the end of 2018 compared to 2017. This is largely because of the many new-construction units on the market.

Arlington, Massachusetts: 2018 Market Summary

 

Arlington 2018 Market

Residential real estate values INCREASED in Arlington in 2018 relative to 2017. The average sale price INCREASED by 10.3%, and the median sale price INCREASED by 9.49%.

Market conditions in 2018 were similar to 2017. The average sale-to-list price and average days on market were unchanged from 2017. Inventory at the end of 2018 increased from 7 to 17 which indicates that the balance of supply and demand is shifting in favor of buyers.

Belmont, Massachusetts: 2018 Market Summary

Belmont 2018 Market

Residential real estate values INCREASED in Belmont in 2018 relative to 2017. The average sale price INCREASED by 7.94%, and the median sale price INCREASED by 4.054%.


Market conditions shifted further to a seller's market from 2017 to 2018. The average sale-to-list price increased as average days on market decreased. Belmont inventory remains exceptionally low with only 8 units on the market at the end of 2018 (the same as 2017).
