Somerville 2017 Market

The number of sales of residential properties (condominiums, single families, and multi-families) in Cambridge decreased by 9.5% in 2017 compared to 2016. There were 777 sales in 2017, compared to 859 sales in 2016.

Total market volume decreased by 1.95%. 2017 total volume was $833,539,314 compared to 2016 volume of $850,116,673.

The average sale price increased by 8.4%. The average sale price in 2017 was $1,072,766, compared to $989,659 in 2016.

The median sale price increased by 10.3%. The median sale price in 2017 was $835,000, compared to $757,000 in 2016.  

The lowest sale price was $297,000. The highest sale price was $7,400,000.

At the end of 2017, inventory was down 34.1% from 2016. On December 31, 2017, there were 29 units on the market. On December 31, 2016, there were 44 units on the market.

The median sale price increased by 7.7%. The median sale price in 2017 was $685,000, compared to $636,000 in 2016.

At the end of 2017, inventory was down 68.4% from 2016. On December 31, 2017, there were 6 units on the market. On December 31, 2016, there were 19 units on the market.
