Inventory at the end of the year has DECREASED from 48 units to 34 units.
Market conditions in 2019 moved slightly in favor of buyers. However the decrease in inventory at the end of 2019 indicates a possible return to an appreciating market.

Somerville, Massachusetts2019 Market Summary

The median sale price was exactly the same in 2019 as 2018. The average sale-to-list price DECREASED by 1.92% and average days on market INCREASED by 50% from 2018

Inventory at the end of the year has DECREASED from 110 units to 59 units.
As in Cambridge, market conditions in 2019 moved slightly in favor of buyers. However the decrease in inventory at the end of 2019 indicates a possible return to an appreciating market.

Inventory at the end of the year has DECREASED from 17 units to 19 units.

Market conditions in 2019 moved slightly in favor of buyers. However the decrease in inventory at the end of 2019 indicates a possible return to an appreciating market.

Belmont, Massachusetts: 2018 Market Summary

The median sale price DECREASED by -0.25% from 2018 to 2019. The average sale-to-list price DECREASED by 2.88% and average days on market INCREASED by 44.44% from 2018.

Inventory at the end of the year has INCREASED from 8 units to 14 units.

Market conditions in 2019 moved slightly in favor of buyers. The increase in inventory indicates that the market could move into a mild depreciating cycle in 2020. However, inventory remains historically low and demand from the strong job market could absorb inventory in the first quarter of 2020.
